In the commercial real estate market there are reportedly up to $500 billion in commercial loan obligations coming due in the next two years and numerous experts are predicting a wave of commercial real estate loan defaults.
As these loans default, there is clearly a need in the commercial marketplace for asset managers. In addition, since some banks are choosing to bypass the foreclosure process in favor of going straight to court, there is a growing need for court appointed receivers as well.
The objective of The Wiseman Company, Gaw Van Male venture is to acquire the responsibility for troubled assets from financial institutions and reposition them for maximum loan recovery.
The venture’s market area is Sacramento, Solano, Sonoma, Napa, Marin, Yolo, Contra Costa and Marin Counties. The type of asset we manage includes office buildings, mixed-use buildings and multifamily buildings.
Regardless of how the management of an asset is acquired (from the bank or from the court), the process is twofold:
- To manage the asset. That is to determine the best way to market the property for maximum return (does it need to be remodeled or cosmetically touched up; should it be repurposed, etc.).
- To manage the property. During the holding period the asset manager needs to be capable of properly operating the asset by handling tenant interaction, leasing and maintenance.
