WISEMAN COMPANY BUYS HILBORN BUILDING

Doyle Wiseman, CEO of The Wiseman Company, announced today the acquisition of the Westside Professional Building in Fairfield.  “Our brokers, Kirk Hull and Scot Hunter, have been on the hunt for quality commercial properties for the past two years.  Most of those available were severely challenged.  They found this Hilborn Road property that had been taken back by Sterling Bank when the owner was unable to secure tenants for the building.  Within a short 30 day period, our team negotiated a new five-year lease with a major tenant, completed critical inspections, surveys and engineering studies and secured the capital needed for the all-cash purchase.”

The acquisition includes the 30,000 square foot 2480 Hilborn Road and the adjacent building pad, which will accommodate a new Class A office building.   This is the only zoned and approved office building site on the west side of the freeway.  The property was designed by Hilton Williams, a prominent Sacramento architect and developed seven years ago by one of Sacramento’s top developer-builders.  Construction materials and building details are of the highest standards.

Fidelity Title Company, Richard A. Whittaker, attorney at  law firm and  VITAS Innovative Hospice Care, a New York Stock Exchange company, occupy the ground floor.  Hull and Hunter are in discussions with an as yet undisclosed business to occupy the second floor. The convenient Westside location and expansive views make this one of the more desirable professional office buildings in Fairfield.

The new owner is Westside Professional, a California limited partnership.  While Wiseman would not disclose the purchase price, he did say that the properties’ value on the county tax rolls exceeds $10 million and that his partnership paid less than half that value.  “The price was severely depressed because of the previous owner’s inability to lease the property and the bank’s urgent need to sell”, Wiseman said.

The morning after escrow closed, building tenants were greeted by  the Wiseman property management team – Brian Wills, Renee Dalton and Adam Goodrich – who arrived with Jamba Juice treats for all Westside employees.  Needless to say, the tenants were pleasantly surprised and look forward to an enjoyable relationship with their new landlord.

So, why the departure from a traditional community newsletter?
